Every new dwelling, and most extensions and conversions creating a new dwelling, needs a SAP calculation to satisfy Building Regulations (England & Wales) or a Building Warrant (Scotland). I carry out both stages: the Design Stage SAP that supports your Building Regulations or Warrant application, and — once the dwelling is complete, sometimes months or years later — the As-Built review and EPC lodgement. A desktop service based on your drawings and specification, so it can be delivered UK-wide with no site visit needed, backed by 45 years' experience in Building Control and Building Standards.
RICS Chartered Building Surveyor | Elmhurst Energy Accredited Assessor | 45 Years' Building Standards Experience
SAP assessments are often treated as a box-ticking exercise. Having spent 45 years assessing submissions from the Building Control side, I know exactly what gets queried — and how to avoid it.
Prepared by a Chartered Building Surveyor with 45 years in Building Control and Building Standards, including senior local authority roles reviewing exactly this kind of submission.
Current accreditation as an Elmhurst OCDEA (On-Construction Domestic Energy Assessor), using SAP 10 Online for calculations that meet the latest methodology.
The same person handles your Design Stage SAP and, whenever you're ready months or years later, the As-Built review and EPC — no re-briefing a new assessor partway through your project.
Clear pricing agreed up front, with no surprises — and a quick turnaround so the assessment doesn't hold up your Building Control or Building Warrant submission.
Two stages, months or years apart — both handled as a desktop exercise with no site visit needed.
Email your floor plans, elevations and sections, plus construction, heating, hot water and ventilation details. See the "What We Need From You" checklist on the main site if you're not sure what to send.
I run the SAP 10.2 calculation and confirm compliance with Building Regulations Part L or your Building Warrant, flagging anything that needs to change before submission.
Whenever the dwelling is complete, sometimes months or years later, send me the as-built details and any changes made on site during construction.
I review the as-built specification against the Design Stage assessment, update the calculation for any changes, and lodge the final EPC on the register.
SAP is the calculation used for new dwellings, including most conversions of a non-residential building into a dwelling for the first time — it's a different methodology from RdSAP, which applies to existing dwellings being sold or let. If you're not sure which route your project needs, get in touch and I'll confirm before any work begins.
Two stages, priced separately — pay for the As-Built review and EPC only once the dwelling is complete.
These are guide prices for a single, straightforward dwelling. Multiple plots, non-standard construction, and developments of 5+ dwellings (where house types are repeated) are quoted separately — discounts are available for repeat house types across a development. We ask for a £100 deposit on instruction for the Design Stage, with the balance due on completion of that stage; the As-Built fee is payable when the dwelling is complete. Get in touch for an exact quote.
The Design Stage SAP is submitted with your Building Regulations or Building Warrant application, based on the drawings and specification at that point. The As-Built stage happens once the dwelling is complete — sometimes months or years later — and reviews any changes made during construction before the final EPC is lodged.
SAP is used for new dwellings, including most conversions of a non-residential building into a dwelling for the first time. RdSAP (Reduced SAP) is a different, survey-based methodology used for existing dwellings being sold or let. If you're converting a barn, steading or similar building, SAP — not RdSAP — is generally the correct route; get in touch if you're not sure which applies to your project.
No. Design Stage SAP is a desktop exercise based on your drawings and specification. The As-Built stage is also normally handled from the information you provide, without a site visit.
Elmhurst SAP 10 Online, the current industry-standard SAP calculation software, used under my Elmhurst OCDEA accreditation (Assessor ID FL35-0001).
Scaled floor plans and elevations, construction details (walls, roof, floor, windows), heating and hot water system details, and ventilation strategy. The more complete the information, the faster and more accurate the assessment — get in touch and I'll send a checklist tailored to your project.
Yes. Where house types are repeated or specifications are consistent across plots, we offer reduced rates per dwelling to reflect the efficiencies of assessing similar types together.
Yes, UK-wide. The assessment is carried out against the applicable framework — Building Regulations Part L in England and Wales, or Section 6 of the Building (Scotland) Regulations — based on where your site is.
Support responding to reasonable queries is included at both stages, so the assessment doesn't hold up your Building Control or Building Warrant submission.
Email your drawings and specification and we'll come back to you with confirmation and likely turnaround.
